I could really use some input from the more experienced horse people.
My husband and I are looking to move. I have a horse, we’re looking for a place with a barn. I work full time.
So this place is up for sale on 38 acres, a 30 stall barn, indoor, several paddocks and about 40 horses. The fences need to be fixed, I wonder how much of a train wreck some of the horses are (health wise, etc) and there are some issues with the barn.
So here are some things wrong with the place:
1. Fences need to be repaired/replaced
2. Horses infested with worms – I know how to treat the horses, how can I treat the land that they’ve been pooping on for years?
3. Horses in the barn have had strangles. Is there a way to eliminate the strangles without burning the barn down?
4. The place has a BAAAAD reputation. Is “under new management” sufficient to really make a go at things and find new boarders?
5. I can teach beginners, reteach adults the basics but I lack the knowledge to teach more advanced people. Would hiring on a trainer to work there help the situation?
The reason why this particular business is in the toilet is because the owner is a hoarder and buys more horses than she can give shelter or food to. So she cut corners on silly things like food and water.

You need to get an accountant on board with this, to look at the cost of the property, the cost of repairs, and the potential income. You will have to support the place with your own money for probably years before yuo will make a profit. You need numbers to show just what you are getting into.
Worms can’t live long outside of horses. Around here, we’ve just had a long freeze, so all the worms are dead. They can’t withstand very hight temperatures either, so one way or another, your environment should take care of that.
You’ll need to make sure everyhorse has been vaccinated against strangles for a long time!
You’ll need to be specific about what the new management is doing that is different than the old management. For example, let people know about the high-quality feeding program, and the manure mangement plan, and the parasite management plan, the pasture management plan, and whatever other plans you can put down on paper and implement so that people will feel confident that you have a well-thout-out plan and are actually following it! Let people know your plans for the next year and the next 5 years, and make sure you stick to them! This will go a long way in gaining people’s confidence! Advertise all your progress.
Instead of hiring a trainer, why not rent a block of stalls to the trainer, or let borders bring in their own trainer (you’ll have veto power in case they bring in someone who causes problems). You’ll have your hands full without dealing with a triner, too, by the sounds of it! You can always add that later.
What I keep wondering, though, is what’s with all of these horses? Are they selling with the property? If so, what are you going to do with them all? Or are they boarders and so the place is already providing an income for itself? If they are boarders, well, you are already full so the reputation doesn’t seem to matter!
